Are you licensed?
Yes! We are fully licensed through the Florida Department of Business and Professional Regulations -
Can I reach you after hours?
Our regular business hours are from 9 am to 5 pm Monday through Friday. If you do need to reach us after hours, you can leave a message and we will respond as soon as possible. We do maintain a 24/7 hotline for tenants needing to reach us for maintenance emergencies after hours. -
Can you put the money directly into my account?
Yes! This is the arrangement we actually prefer as it is the safest and fastest way to receive your rental proceeds/disbursements. We proudly offer direct deposit using our property management software. -
Do I get to see the lease or sign it?
Yes, you will not only see the lease, but you will have the opportunity to sign it and will receive a copy for your records. You can access your documents 24/7 through our provided owner web portal. -
Do you sell real estate too?
Yes we do! We are a full service real estate firm and proudly offer sales marketing services as well as property management. -
How and when do I get my checks?
We highly recommend direct deposit as this is typically the safest and most secure way to receive your rental proceeds each month and there is no additional fee for this service. However, if you prefer a check, we can mail it to you monthly as well. Typically, disbursements are made by the 10th of every month. -
How is rent collection handled?
Our online portal automatically sends tenants rental reminders a few days prior to rent being due. Tenants are provided a secure portal in which they can pay rent electronically, thus speeding up the process of paying rent and also increasing the security of the transaction. Alternatively, they can mail or drop off rent to our office location in Downtown Jacksonville. -
How long of a lease do you sign?
Our standard lease period is 12 months. However, we can execute shorter leases if desired. -
How much security deposit do you charge the tenant?
An amount equal to at least one month’s rent. -
How soon can you start managing my property?
Right away! Literally as soon as the rental agreement paperwork is signed. We can easily email you the documents for e-signature and we can get started. -
What type of properties do you manage?
We manage single family residences, multi-family residences, condominiums, etc. -
What type of reports do I get and how often?
Your financial reports are generated in real time and can be accessed 24 hours a day 7 days a week in your provided web portal. -
Who holds the tenant security deposit?
There are very specific rules in the State of Florida for handling deposit funds. We hold the security deposits so as to alleviate the legal obligations from our property management clients and to ensure proper adherence to the law.
